Booking Advice, Terms & Conditions


Our online booking facility automatically updates the Availability page, so gives a good overview of which of our five cottages can be booked for specific dates, however there are rare occasions where a booking has been confirmed by email or telephone in our absence so we are unable to guarantee that the information is 100% accurate at all times.


Provisional bookings can be made online from our website. We believe this is the most efficient way to book your well earned break. If however you have some questions or would prefer, you may contact us by email or telephone. We can also take a credit card booking over the telephone to confirm your booking immediately. Alternatively we may hold a provisional booking for 5 days to allow you time to pay by BACs or to send your completed booking form and cheque deposit. When the booking form and deposit has been received, we will send you an email message or letter confirming your booking and give details of the final balance and when it is due. If you are booking less than 4 weeks before your arrival date, then the total rent is payable.

Your confirmed booking will require a deposit of 25% of the rental value with the balance to reach us no less than 4 weeks before your arrival date. In the event of your cancellation, every effort will be made to rebook and if successful your 80% balance will be refunded. The deposit is not refundable. We do recommend that you consider taking out holiday protection insurance to cover your stay.

Emails may be sent to or you may telephone 01503 240738. If we do not answer, it may be because we are working outside on the farm so please leave your contact details, the name of the cottage you would like to stay in and the dates of interest. We listen to our messages and read our emails at regular intervals during the day, and will get back to you very quickly to discuss your requirements.

Number Of Guests

The maximum number of guests to stay is shown in the details of each of our five cottages and on our availability chart. The online booking facility also reflects this.

Non Availability Of Property

If for any reason (e.g. fire damage) the property is not ready on the date booked, all rent and charges paid in advance by the client will be refunded in full with no further claim on ourselves.

Arrival & departure

We would prefer that you arrive to occupy your chosen cottage from 3.00pm to 6.00pm (other times by arrangement) on your arrival date.  We also request that you make your cottage available by 10.00am on the date of your departure. We don’t believe in rushing our guests, but do have to get the cottages ready for new arrivals.


We have made a conscious decision not to ask our guests to provide a deposit against damages or cleanliness, preferring to treat our guests as we would like to be treated ourselves. Our intention is to provide you with a cottage that is spotless and with all equipment and fittings in good working order. We take great pride in excelling in all areas of what we provide. If, on your arrival, you do not feel your cottage meets our high standards, please do not hesitate to let us know and we will endeavour to rectify the situation as soon as possible. All our cottages have been provided with cleaning materials and equipment, if this is not sufficient, we would be pleased to hear your comments.


Accidents do happen and we ask that we are told as soon as possible of any damage so that it can be rectified particularly as we would need to complete any repairs in good time for the arrival of our next guests. We may require payment to compensate for major breakages. Your cooperation and understanding in this matter is much appreciated.

Heating & Electricity

The cottages benefit from central heating. This and the electricity is inclusive in your holiday rental.

Bed Linen & Towels

Bed linen and towels (one bath towel and one hand towel per person) will be provided at no extra cost. We do ask that you provide your own towels for the beach.


There is ample, level parking close to the cottages.


By prior arrangement for Horseshoe, Tackroom and Forge only. A charge of £20 per pet/week will be payable. A limit of 2 pets per cottage. A “Dog Code” detailing what is acceptable is available on request, alternatively a link to this is given on the website pages of these 3 cottages.


Should any equipment breakdown, we will make every effort to make repairs or rectify any faults as soon as possible.


All five of our holiday cottages are strictly NON SMOKING.


The owners cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property and its plumbing, heating oil, electrical, water supply or exceptional weather. No responsibility is accepted for loss or damage of any sort including property, vehicles or vehicle contents belonging to the guests or any member of the party during their visit or occupancy.

The person completing a booking certifies that he/she is authorised to agree the conditions of booking on behalf of all persons staying at visiting Bucklawren Farm. The purpose of the tenancy is to confer on the tenant the right to occupy the dwelling house for a holiday. Guests shall allow reasonable access to the property by the owner if it is deemed necessary.

The limit of any legal claim whatsoever other than where negligence on our part has been proven, is the total cost of your holiday. All claims must be made in the UK based on English law.
